Check-in and Check-out Procedures

• Check-in is after 4pm; check-out is by 10am.
• Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
• Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.

Property Access

• Guests do not have access to the locked off portion of the Sportsmans Lodge or the Wine & Cigar Bar. That is for member use only.
• The gravel parking lot can accommodate 6 or more vehicles, plus the 2-car garage.
• Guests are not allowed to bring their own ATVs. For information about ATV rentals please visit: Off Road Adventures website.

Policies and Rules

• Pets are allowed for an additional rent of $25/night per dog plus tax. Pets other than dogs are not permitted.
• No smoking allowed inside the home. No trace of smoking should be left outside the home.
• Minimum age: 25 years. Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
• Children allowed.
• No events allowed.
• No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
• Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.

Fees and Payments

• Pets are allowed for an additional rent of $25/night per dog plus tax.
• Eagles Nest Winery day passes are available onsite for $25.00 each. HOURS: Thu & Fri 4pm-10pm. Sat & Sun 1pm-7pm. All visitors on premise at the winery must be 16 years or older. This is strictly enforced.
• Firewood may be added at the time of booking, or by reaching out to us more than a week in advance. You'll get two wrapped bundles of kiln dried wood and a firestarter for $25/night.
• All stays at Eagles Nest homes have an additional amenity fee in order to maintain the facilities and features in the development.
• Summer concerts are open to all guests; however, there is an admission fee for each person and a cash bar for food and drinks.
• All bookings are subject to a $50 cancellation fee.

Parking Information

• The gravel parking lot can accommodate 6 or more vehicles, plus the 2-car garage.

Utilities and Amenities Access

• All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
• Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment, etc.).
• The kitchen is well stocked with utensils needed to cook meals. A starter set of paper products is provided: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and makeup remover cloths. These items are sufficient for one night, or possibly two. Towels and linens will be provided.
• Hair dryer is provided.

Safety and Emergency Information

• The main roads are plowed in winter, but 4WD or AWD vehicles are required November-March, and chains may also be necessary to access all properties in winter months. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
• This property has 7 visible exterior security cameras: 4 monitor the sides of the house, 2 monitor the primary entryways, and 1 monitors the parking area. No cameras are pointed toward the interior of the home or at the hot tub.

Other Critical Details

• All linens and towels provided for your stay.
• The community of Eagles Nest may have ongoing construction. During weekdays, you may hear heavy vehicles traveling on the development's roads.
• The North Pavilion hosts several summer parties including a Fourth of July celebration and concerts which guests may attend; however, during private events, guests are not allowed in or near the Sportsmans Lodge.
• Amenities include: Great Camp (BBQ Pavilion, Amphitheater for summer concerts May-November, Great Lawn, Playground, Hiking Trails, Ropes Course and Climbing Tower (seasonal), Mini-Golf, 24/7 Dollar General concept store), North Pavilion (Ball Field, Sportsmans Lodge unlocked portion, Sports Court, Dog Park, Walking Trail, Sportsman's Grille Wed-Sun hours vary, Fire Pit, Woodland Trail System), Camp (Tennis Courts, Pickleball, Disc Golf, Archery), Vineyard (Food and Wine served, Eagles Nest Winery day passes $25 each, hours as above, all visitors must be 16+).

Cancellation Policy

• Bookings canceled 60 or more days before arrival will receive a refund of the deposit.
• Bookings canceled within 59 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
• All bookings are subject to a $50 cancellation fee.
